Apple Green Lettings is a dedicated letting agency whose focus is on delivering a consistently excellent level of service. All the owners and Directors of the company are landlords so we know exactly what our landlords expect from us when they give us their property to let and manage.

We provide three levels of service for our landlords.
1. Let Only (Tenant Find)
For the Let Only service the following are included in our fee:
- Comprehensive marketing and tenant find
- Accompanied viewings
- ID check
- Credit check
- Employer reference check
- Previous landlord check
- Assured Shorthold Tenancy Agreement
- Rent collection
2. Managed Let
Our Managed Let service gives our landlords complete peace of mind. We fully manage the property, are proactive with our maintenance visits and responsive to any issues that arise, ensuring our landlords’ investment remains sound.
For our Managed Let service we provide the same service as the Let Only service and the following are also included in our fee:
Inventory / check in
Meter readings and notification to utility providers
Notify local authority of change of council tax liability
6 months rent guarantee insurance
Quarterly maintenance visits including comprehensive report of suggested and essential work
Tenant’s deposit registered with Deposit Protection Service
3. Managed Let Monthly Option
For some landlords, preserving their monthly cashflow is a necessity and ideally they prefer not to pay the Managed Let fee upfront.
For these landlords the Managed Let Monthly Option additionally provides:
- 100% of the Managed Let fee spread over the term of the tenancy agreement

We additionally provide the following services:
Energy Performance Certificates
To comply with EU and UK law, as of 1st October 2008 it became compulsory for all residential properties available for rent to have an Energy Performance Certificate (EPC) to give an indication how energy efficient the property is. The EPC gives landlords and tenants information on the energy efficiency of the property. It gives the building a standard energy and carbon emission efficiency grade from ‘A’ to ‘G’, where ‘A’ is the most efficient and ‘D’ the least. Apple Green Lettings can provide an EPC through one of our reputable contractors.
Gas Safe Certificates
Under the Gas Safety (Installation and Use) Regulations 1998 all gas appliances and flues in rented accommodation must be checked for safety within 12 months of being installed, and thereafter at least every 12 months by a competent engineer. Apple Green Lettings can provide a Gas Safety Certificate through one of our reputable contractors.
Deposits
All properties will have deposits entered into the Deposit Protection Service (free for managed properties) who will contact you and your tenants confirming entry within 14 days of the tenancy start date as in accordance with The Tenancy Deposit Service. If you have your own deposit scheme we will forward on the deposit to you and ask for confirmation once this has been registered. Let Only landlords may wish for us to hold the deposit on their behalf at an added cost.
Insurance
Apple Green Lettings are pleased to offer very competitive buildings and contents insurance. The volume of insurance policies we provide enables us to obtain the best rates for our landlords. We also provide Rent Guarantee insurance for all our managed lets and offer this to our Let Only landlords at very competitive rates.
