Register
The first step is to call us on 020 3397 1888 or register your details on our system and tell us what you are looking for.
The best properties are let very quickly and these are almost always taken by tenants that have already registered with us, so register now and don’t miss out on what might be your ideal home.
Viewing
All viewings will be arranged at a time that suits you. You will be accompanied by one of our lettings professionals who will show you round the property and answer any questions you may have.
HOW DO I MAKE THE PROPERTY MINE?
You need to reserve it before somebody else beats you to it! To reserve the property you must do three things:
1) You will need you to make a formal offer which we will pass on to the Landlord for consideration. At this time any details or requirements can be agreed, including the date you wish to move in, tenancy term etc.
2) Pay a holding fee equal to the number of weeks you are holding the property for (minimum 2 weeks rent, capped at 6 weeks rent). The holding fee will later be added to your move in costs and therefore deducted from the final balance.
3) Complete a reference application form. Each adult residing at the property must do this and pay the referencing fee of £48 per person. If guarantors are required, they will also be referenced for a fee of £48 per person.
Once we have the holding fee and reference fee we will reserve the property for you and stop conducting viewings. Holding fees and referencing fees are conditionally refundable.
If the Landlord accepts your offer and you later change your mind for whatever reason or your references are found to be inaccurate we will not refund your holding fee and referencing fees.
If however the Landlord rejects your offer then 100% of both the referencing fees and holding fee will be refunded to you immediately. If your references genuinely fail and we cannot find an alternative solution to get you into the property then the 100% holding deposit will be refunded.

REFERENCES
We will take up references on behalf of the Landlord. Normally this will include your employer reference, your current Landlord reference (if applicable) and a credit check.
Where a Tenant is unable to meet the required income or credit checks, we will require a UK based Guarantor.
DEPOSIT
A deposit is required on all properties prior to occupation. This is normally equal to 6 weeks rent.
The deposit is held in accordance with The Deposit Protection Service, Tenancy Deposit Service or My Deposits to cover your obligations under the Tenancy Agreement including any breakages or damage.
RENT
Rents are normally paid on a calendar monthly basis. In addition, you are normally responsible for council tax, water rates, gas, electricity and telephone costs unless stated otherwise.
All rents are payable by standing order monthly in advance, with the first month rent due before taking occupation of the premises.
MOVING IN
Once the referencing is complete we will organise a date and time for you to come to our office, provide 3 forms of original ID and sign your Tenancy Agreement.
Before moving in you will need to pay a one off administration fee of £150 to cover the administrative cost of managing the entire move in process for you ensuring your move in is as smooth and professional as possible. You may also need to pay a check-in fee depending on whether the Landlord has instructed us to provide a professional inventory for them.
All that’s left now is to hand over the keys to your new home!

FREQUENTLY ASKED QUESTIONS
Q. I don’t know what my credit history shows. What can I do?
A. You can check your credit history so that you know what’s on your file. You can do this at www.transunion.com, www.experian.co.uk, or www.equifax.co.uk amongst others.
Q. Can you hold the property for me until I can pay the holding deposit and referencing fees?
A. No, you must pay the holding deposit and the referencing fees for us to do this.
Q. How can I pay?
A. We accept payments via BACS / internet / telephone banking and cash. We do not accept cheques or cards.
Q. How long will the referencing take?
A. Once the application forms have been accurately completed and submitted to the referencing agency it can take up to 5 business days for the final outcome to be known depending on how quickly referees take to respond.
Q. How quickly can I move in?
A. Depending on reference and employments checks you can usually move in within 7-10 days once you have decided to go for the property.
Q. How many sets of keys will we receive?
A. You will be issued one set of keys.
Q. Can we split the rent between us?
A. Yes, but you must allocate ONE account for the FULL rent to be debited from. You should make your own arrangements to satisfy this condition.
Q. How do I pay the rent?
A. The first month’s rent is paid in advance which is included in the ‘move in cost’. Each subsequent month the rent must be paid via standing order and will need to be received on the date stated on your tenancy agreement.
Q. I have CCJ’s can I still rent from you?
A. Yes, we look at your circumstances fully and will base our decision on all the information we have been given. As long as you have been up front and honest with us it is likely we will be able to help.
Q. How long can I hold the property for?
A. We can normally hold the property for you for up to six weeks subject to the Landlord agreement. However you will need to pay a holding fee equal to the number of weeks you are holding the property for (minimum 2 weeks rent, capped at 6 weeks rent)
Q. After I move in will I deal with Apple Green Lettings or direct with the Landlord?
A. This is usually arranged in advanced with the Landlord. Please ask a member of the team to clarify this.
Q. What contract will I sign and how long do I need to stay at the property?
A. You will sign an Assured Shorthold Tenancy agreement, which is a legally binding contract. The initial agreement will normally be valid for a twelve month period, which you MUST fulfil. After that you will usually be given the option to extend. Some Landlords will accept a six month break clause.
Q. Are there any renewal fees if we stay at the property?
A. Yes, if you renew your tenancy we charge £50 per household to produce new or extent the current Tenancy Agreement.
